The Cost
An initial advance fee of 90% of the first months rent (75%+VAT) subject to a minimum fee of .
The monthly management is charged at 12% of rent (10%+VAT) for the term of the Tenancy.
Properties over £1,500.00 PCM are charged at 60% of the first months rent + VAT (Applying to managed properties only). In additional monthly management commission at a percentage of the monthly rental value to be deducted from each monthly rental payment.

At Irlams Estate Agents, we’re often contacted by landlords who are experiencing poor service, increasing costs or extortionate maintenance charges from their current letting agent. On many occasions, tenants are feeling the same pains as their landlords with unanswered communications or unactioned maintenance and Landlords can feel trapped by the thought that they are only able to switch letting agents when their current tenancy comes to and end, this is simply not the case!
It is possible and easy for you to change letting agent whilst keeping the current tenants in place with little to no disruption
We are proud to offer our Agent Switch Service to landlords who already have tenants in place but are either disappointed with their current agents or simply fancy a change. Designed to provide and instant change with minimal hassle, this is a popular option that can change your experience of letting either as a landlord or the tenant.
The Agent Switch Service is exactly the same as our Managed Service, but as your tenants are already in place, there is no upfront set up fee.
Once you’re happy with Irlams Estate Agents taking the reins, you simply email your current letting agent advising that you wish to terminate their services and that we’ll be taking over then you can sit back and relax whilst we manage the whole process for you.

It’s important to us to introduce ourselves properly to your tenants, so we’ll take the time to meet them at your property to discuss the details of the changeover and discuss any queries or concerns they may have, whilst ensuring they are able to set up a standing order for the future rent payments to be made to our client account in time for the next rent due date.
We’ll discuss our feedback with you after our visit to the property so you can be confident that your tenancy is moving in the right direction and your investment is being looked after appropriately now.
